*Cash flow subtracts vacancy, management, repairs, CapEx reserves, operating costs and mortgage payments. NOI includes management and routine repairs but excludes the CapEx reserve; cash flow includes it. Income tax and depreciation are not modeled.
Mortgage payoff after 5 years
Principal paid, interest paid and remaining mortgage balance over the first 60 months.
Assumes the entered interest rate stays constant for five years and regular monthly payments continue. For an existing property, the five years start from today's mortgage balance. Actual Canadian mortgage results can differ slightly due to semi-annual compounding and lender payment conventions.

These are illustrations at the entered rate and amortization. Lending terms, eligibility and insurance costs may differ for investment properties.
Mortgage balance & equity projection
| Year | Value | Loan balance | Equity | Annual cash flow |
|---|
Illustrative projections hold the mortgage interest rate constant even after renewal; they are not a forecast. Property value growth, rent increases and expense inflation are assumptions. Equity is before selling costs and taxes.
Five-year investment performance
*Gain = cumulative cash flow + principal repaid + appreciation. This is not a tax-adjusted return and excludes initial acquisition costs from the gain figure. Existing-property original cash invested is historical context and is not the denominator of the current-equity return.
Important investment considerations
Ontario land transfer tax is estimated using the standard provincial brackets for a non-first-time buyer; additional rules, exemptions or charges may apply. For multi-unit/commercial purchases, confirm financing terms, applicable taxes (including HST where relevant), and closing costs with your professionals. The existing-property return uses current gross equity (value minus mortgage), not net proceeds after taxes or selling costs. Fixed-rate mortgage payments use Canadian semi-annual compounding. Variable-rate mortgage terms may differ. This is a decision aid, not a lender quote or tax assessment.
